Continuum was appointed by Chorley Borough Council to provide development management advice pertaining to the redevelopment of Tatton Park. The scheme designed by Triangle Architects Ltd and LEP Landscape, comprises five different elements:

  • Assisted living facility providing 62 residential units with a mix of 1 and 2 bed units;
  • Community centre;
  • General Practice Surgery and Pharmacy,
  • Landscaping including upgrades to park and existing public open space; and
  • Civic facilities.

Services Provided

Continuum have been involved in the Tatton Park development since inception and have been pivotal in the creation of a new approach to developing a financially viable masterplan for the site. This new approach is founded on a number-based solution where demand, unit mix, build costs and values are identified at an early stage to help shape design. Continuum have worked closely with the design team to develop a financially viable scheme using Argus Developer software and various cashflow modelling functions. Our innovative approach has enabled Chorley Borough Council to shape a masterplan holding assets as sustainable revenue generators that can be utilised by the Council.

Continuum have managed the project through RIBA stages 2 and 3 and have assisted Chorley Borough Council in stakeholder consultation to gain support for the project. Comprehensive business cases have been completed to support funding applications to both Homes England and MHCLG.

Outputs

The Tatton Park development achieved planning permission in December 2020 and construction will commence following contractor procurement in Q1 2021.

Continuum’s business case for the Tatton Park scheme was successful in achieving £5,210,000 in grant funding from the MCHLG’s Get Building Fund.
